Description

Ascot Polska, by analysing the vacation property market in which it operates, has identified significant gaps in the area of recreation and leisure within the Great Masurian Lakes. There is no high-class ecological harbor in the connected lakes of Mamry, there is hardly any tourist infrastructure available year-round, there are insufficient sustainable tourism offers, and the tourist potential of Lake Święcjaty is untapped. We have therefore planned to create a comprehensive eco-marina, going back to the forgotten heritage of ice sailing in Masuria in the pre-war (WWII) period. It is a winter sailing discipline, with propulsion based on a sail, and skids as the driving element. The project will introduce attractive recreation outside the summer season through the construction of a year-round recreation pavilion with access to a sauna, a sailing simulator, and the organization of ice sailing rentals and courses.

We want to approach the issue of environmental performance comprehensively, implementing a variety of pro-environmental solutions. The project includes: earthworks, hydrotechnical and construction works, creation of port infrastructure including slips, utilities and sanitary facilities; and construction of service facilities including a pavilion with a chamber of historical traditions, and bicycle rental. Green infrastructure will also be created, including a boat and electric vehicle charger, LED lighting powered by PV, heating of the service pavilion with a modern heat pump. These solutions will reduce annual CO2 emissions by over 75 tons per year, and reduce annual electricity consumption by 0.1 GWh.

Summary of project results

The project implementation focused on the revitalization of closed and inaccessible areas for residents, the former sawmill site in Kolonia Rybacka on the shores of Lake Święcajty and build an ecological marina, equipped with an innovative system of symbiotic solutions, which will ensure high energy efficiency of the entire facility and contribute to reducing the pollution of Lake Święcajty and its immediate surroundings. Local areas, despite their tourist and natural assets, remain underinvested, so that potential is not fully exploited.  The Project addresses that issue, by implementing a project that would simultaneously open up a new waterfront area to local residents and create an attractive place for sailors and the local community to spend time, thus attracting attention and new energy and investment, while at the same time increasing the competitiveness of the beneficiary.

The main goal was to increase the Applicant''s competitiveness by implementing innovative solutions and offering new, innovative products and services, as well as supporting the heritage of sailing and ice sailing culture and eco-friendly utilization of local natural heritage resources and revitalization of the shoreline.

The project implementation focused on the revitalization of a former sawmill site in Kolonia Rybacka on the shores of Lake Święcajty and building an ecological marina, equipped with an innovative system of symbiotic solutions, which will ensure high energy efficiency of the entire facility and contribute to reducing the pollution of Lake Święcajty and its immediate surroundings. One of the elements of the system is renewable energy sources - the facility is powered by, among others, electricity from photovoltaic panels, and heat energy will be generated by a heat pump.

The project implementation contributed to offering services tailored to the expectations of tourists, based on which it will be possible to promote and practice eco-tourism. The Applicant ensured that local values and natural resources were ecologically utilized and served as a tool for shaping demand for the planned services. In addition to providing tourists with new experiences (new marina, bike rental center sauna), created space for effective promotional activities by cultivating the history of Warmia and Masuria.

The project enriched the tourist offer with a new and safe marina, sanitary facilities, and a new rental. An example of the use of technological innovations in the Project is the installation of a multifunctional charger for boats and electric cars, the availability of which significantly enhances the tourism offer of this place, as well as collaboration with the local University on a way to connect floating jetties to the waterfront.

The project implementation contributed to the redevelopment of lakeside areas, resulting in the creation of a new type of growth center in the form of an innovative recreation facility, promoting the competitiveness of the Applicant and the lake and urban tourism. Moreover, the project implementation contributed to improving the quality of life for residents and developing entrepreneurship in the region.

The project has met its objectives. The implementation of the project contributed to. It created a modern harbour with new, environmentally friendly sanitary facilities. It has created a new place on the map of the nautical route and new products and services on site: boat mooring service, boat slipping, bicycle rental, sauna, and training space with VR technology.

The project implementation increased the competitiveness of our company and shaped its brand as an innovative and environmentally friendly enterprise. As part of the project, a recreational offer was developed based on innovative, environmentally friendly, personalized, and unique products and services tailored to the location. As a result of project implementation, a to-person was employed.

We worked with a local University which developed solutions fully adapted to the needs of the enterprise. Additionally, thanks to the project implementation, the applicant introduced 14 new products and services: 12 paid (sauna and bale rental, residence spaces, bicycles, daily boat mooring, winter storage, waste collection mooring, winter storage of yachts, boat waste collection, slipping service, use of the VR simulator, electric boat and vehicle charger, ice sailing training) and 2 free of charge (use of the Chamber of Historical Traditions, and playground. The products and services have not been offered on the market so far by the Applicant, they constitute an innovation at least on a company scale.
