Krzysztof Lickiewicz has been present in the real estate industry for almost 20 years. When creating the company’s development strategy, we identified a niche pertaining to recreation and leisure in Giżycko on Lake Niegocin on the Great Masurian Lakes trail. The niche results from tourism not making full use of the natural environmental potential of the Niegocin Canal area, and the lack of tourist services following pro-environmental trends. The project therefore focuses on creating a comprehensive and ecological tourist center “EKO PLAŻA” (Eco Beach in English) by Lake Niegocin. The project also promotes the heritage of the sailing culture and increases the safety of the country’s sailing route abased on efficient and sustainable use of local natural resources, including the revitalization of the shore of Lake Niegocin.
The investment comprises: development work to make the water equipment rental facility energetically self-sufficient; strengthening the dyke; constructing a pedestrian walkway, a terrace at the restaurant, a wooden technical building, toilets and changing rooms accessible to people with disabilities; dredging the water body; creating a swimming area and beach; placing concrete pontoons to form the breakwater of the swimming area; installing lighting on piers; constructing a playground; and purchasing water equipment for the rental facility. We also want to create the following educational routes: ”Become a young sailor – knots and moorings”, “Hydrotechnical structures in the Land of the Great Masurian Lakes”, and “From glaciation to now – 10,000 years of Masuria”.
The project brings environmental value as it reduces annual electricity consumption by 0.02 GWh, and waste by 63 tons (including 45 tons of waste collected from yachts) and annual CO2 emissions by 16 tons approximately.
Summary of project results
The project implementation focused on creating a previously absent, safe, ecological, and comprehensive recreation center "EKO BEACH" along the Masurian Great Lakes trail that promotes active leisure in an environmentally-friendly way. The project implementation increased the competitiveness of the aplicant’s company. The applicant offered environmentally friendly solutions, increasing the ecological awareness of tourists and the community, as well as the safety of the neglected shore of Lake Niegocin, by creating a safe beach and bathing area, utilizing local environmental resources. The facility''s offer was prepared for individual clients: tourists and residents, including water sports enthusiasts and nature lovers.
The main goal was to increase the competitiveness of the Applicant by implementing innovative solutions and offering new, innovative products and services, as well as supporting the heritage of sailing culture and enhancing the security of the national navigational route through effective and eco-friendly utilization of local natural heritage resources and revitalization of the shoreline of Lake Niegocin. The investment implementation was possible thanks to appropriate regulation and development of the waterfront on two adjacent plots. The work was carried out with due regard for the natural environment and contributed to increasing the utilization level of the tourist potential of the city of Giżycko, resulting in a proportional increase in the overall attractiveness of the city.
The project implementation revitalized the shoreline vegetation and developed the area for recreational purposes, as well as regulated the lake shore and protected it from erosion. The project implementation contributed to offering services tailored to the expectations of tourists, based on which it will be possible to promote and practice eco-tourism. The Applicant ensured that local values and natural resources were ecologically utilized and served as a tool shaping demand for the planned services. In addition to providing tourists with new experiences, for example, through year-round educational trail offers, the modernized form of tourism popularized by the Applicant created space for effective promotional activities by cultivating the history of Warmia and Masuria. The rich recreational offer facilitates the personalization of provided services by meeting individual consumer needs - this is primarily reflected in enriching the existing offer with an innovative EKO water equipment rental and including 3 educational trails of various themes in the offer, as well as the availability of a water passage as an extension of the terrestrial scenic walking route. An example of the use of technological innovations in the Project is the installation of a multifunctional charger for boats and electric cars, the availability of which significantly enhances the tourism offer of this place. The project implementation contributed to increasing the competitiveness of the Applicant and shaping its brand as an innovative and environmentally friendly company.
The project implementation contributed to the redevelopment of lakeside areas, resulting in the creation of a new type of growth center in the form of an innovative recreation facility, promoting the competitiveness of the Applicant and the entire urban tourism center. Moreover, the project implementation contributed to improving the quality of life for residents and the development of entrepreneurship in the region.
The implementation of the project contributed to the creation of a safe bathing area, access to a sandy beach located away from the main navigational route, as well as revitalization of the shoreline vegetation and development of the area for recreational purposes. The project implementation increased the competitiveness of our company and shaped its brand as an innovative and environmentally friendly enterprise. As part of the project, a recreational offer was developed based on innovative, environmentally friendly, personalized, and unique products and services tailored to the location. As a result of project implementation, a 28-year-old woman was employed.
Through the project implementation, the applicant applied an innovative solution in the form of a power supply system for the rental of EKO water equipment, utilizing photovoltaic panels, ensuring the rental facility''s full self-sufficiency. The possibility of using this system was a result of developmental work carried out by a research and development unit, which developed solutions fully adapted to the needs of the enterprise. Additionally, thanks to the project implementation, the applicant introduced 15 new products and services: 10 paid (sauna and balia with leisure platforms, motorboat with electric motor, catamaran with electric motor and photovoltaic panels, SUP type boards, kayaks, electric e-foil boards, electric surfboards, pedal boats, charger) and 5 free of charge (3 educational trails, bathing place., sand beach). The aforementioned products and services have not been offered on the market so far by the Applicant, they constitute an innovation at least on a company scale.
