Project Promoter Bisly OÜ develops and produces devices and user interfaces for smart homes and buildings. Bisly products have been tested and proven mostly in residential housing (the first installation was completed in 2012), including also large-scale installations in multistory high-performance residential buildings. In the end of 2018 Bisly launched a technological upgrade project for its residential system to improve its scalability and started to look for partners to develop together with a specialised IoT offering for office buildings. The objective of the Norway Grants project “Developing Advanced Intelligent Building Control System for Office Buildings” is to develop a cost competitive specialised next generation comprehensive office building management and control system, which would enable to achieve the carbon neutrality targets in office buildings. The project will utilize Bisly cloud-based universal hybrid integration platform and capitalise on Bisly experience in smart home systems, accumulated over the last nine years. This intelligent building system will exploit the recent developments in sensor technologies and will be oriented towards maximising the building experience for the users and enhancing the energy efficiency of the building infrastructure through the precision management of provided functions/services ensuring superior building performance.

The project outcome will be an advanced intelligent building control system for office buildings, which utilising artificial intelligence (AI) and machine learning (ML) automatically creates a working environment with need based optimised climate improving employee welfare, enhancing productivity and reducing the number of sick days. 

Summary of project results

The Bisly Cloud Platform tackled the challenge of developing intelligent buildings on a large scale, significantly improving both cost efficiency and quality. While Building Management Systems (BMS) and building automation have been available for decades, they have often been too expensive and unreliable for widespread use. Bisly''s addressed to change this, making high-quality, efficient, and sustainable smart buildings a reality for more people and businesses.

Project focused on delivering a software platform and standardising the processes surrounding universal building configuration. While traditional building automation involves bespoke solutions for each building, created by integrators, which is both costly and prone to errors, Bisly developed a standardised process to minimise overhead through standardisation and field or IP protection, ensuring a more streamlined, efficient, and scalable approach to intelligent
building management.

Bisly''s Intelligent Building Control System has been developed and designed to be future-proof, ensuring that it can adapt to new technological developments. Its hybrid cloud-based platform allows for seamless updates and upgrades, making it a sustainable investment for any building. Additionally, the platform’s scalability means it can be implemented in buildings of all sizes, from small residential properties to large commercial complexes.

Project included the integration of existing systems through an IoT module. The plan also encompassed software enhancements to support the needs of commercial and public buildings on the Bisly platform, which initially only supported residential projects. The IoT module became central issue in the project, not for integrations with existing BMS systems, but for direct integrations with the products used (with integration capabilities). Bisly hardware serves as an enabler to support the integration of third-party open protocols and equipment. From energy management view, system meets the latest directives, ensuring comprehensive visibility of energy consumption across all segments through smart metering and data analysis. The system’s API layer facilitates data retrieval from main meters and allows for sending meter data back to data aggregators such as Moderan and Korto. This open approach ensures seamless integration and effective energy management.

System has been tested in Estonian market,  whereas the automation technology has been adopted in 1-4% of new buildings. This extensive experience has provided valuable insights into the practical application and benefits of automation, highlighting the transformative potential of smart technology in improving living environments. In Norway, the system was tested by Pecunia real-estate fund and their building partner, Merko Norge. Testing experience has helped to shape the product to better meet market demands and expectations, ensuring that the solution is not only innovative but also practical and aligned with real-world needs.

Currently, more than 50 integrators are supported, and this number is set to grow as company is about the expand into new markets and encounter new equipment. Project team is committed to integrating these new systems and making the integrations available to all our partners and customers, ensuring that our platform remains at the forefront of technology and innovation.
